What is the prize?

If the minimum 135,000 qualifying entries is met, the prize is a 900 square feet, newly constructed home (the Property) near downtown Austin, Texas located on the East Side of town in the Holly Neighborhood. The winner may opt for a cash prize of US$300,000 in lieu of the property prize. The property address can be found in the New Construction Contract attached to the disclosures.

What are the minimum tickets required for the prize to be awarded?

A minimum of 135,000 qualifying entries is required to be issued in order for the property prize or the US$300,000 to be awarded. If fewer than 135,000 qualifying entries are issued, the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.    

Do free tickets included in ticket bundles count toward the minimum qualifying entries?

Free tickets included in ticket bundles increase your chances of winning. However, those do not count toward the 135,000 minimum qualifying entries.   

What happens if the minimum is not met? 

If fewer than the minimum qualifying entries are issued, a winner will still be drawn, and the winner will receive a cash alternative based on 50% of the total amount associated with those qualifying entries.

How do I enter?

Read the Disclosures before entering. No purchase is necessary. There are two ways to enter the sweepstakes: (1) Purchase tickets by going to our Raffall Page, by registering for a Raffall account, and purchasing a ticket, and (2) Write in to enter without making a purchase by going to our Raffall Page, registering for a Raffall account,  legibly handwrite your Raffall User ID, the Raffall ID for the drawing transaction, and the words “Raffall free sweepstakes entry” on a postcard, with proper 1st or 2nd class postage and mail to: 7 Bell Yard, London WC2A 2JR, United Kingdom. All write-in entries must be postmarked and received at least 72 hours before termination of the drawing transaction period.    

Who can enter?

You are not authorized to participate in this drawing transaction if you are a legal resident of New York, Florida, or any jurisdiction where participation in this drawing transaction or receipt of the prize is prohibited. You must be eighteen (18) years of age or older or the age of majority in your state or jurisdiction of residence (which is nineteen (19) in Alabama, Nebraska, twenty-one (21) in Mississippi, and eighteen (18) in all other states in the United States) as of the date of obtaining the ticket.    

Why £? 

Each ticket can conveniently be purchased for £7.50 because we are using Raffall, a UK based sweepstakes platform. Why Raffall? Raffall is a trusted platform with many historical sweepstakes transactions. Not only does Raffall have a long history of successful sweepstakes, but it is also well reviewed on Trustpilot. Once you are on Raffall’s website to buy tickets, you can choose to change the ticket price to USD. £7.50 is approximately USD $10.00. No purchase is necessary to enter the Raffall.    

Where is the property located?

The property is located in Travis County, Texas and more specifically in the Holly District on the East Side in the City of Austin. It is within walking or biking distance to Downtown Austin, the East Side and Lady Bird Lake. It is only a 10 minute drive to Austin-Bergstrom International Airport, 90 minutes to San Antonio, and 3 hours to Dallas. 

What about taxes?

You won? Congratulations!   Generally, all income is taxable in the US. This includes income you win from sweepstakes. Whether you win the property, the USD$300,000 in cash, or a lesser amount of cash if the minimum entry requirement is not met, you will likely need to pay taxes. You should consult a lawyer or tax professional to assist you.  

The property is assessed by Travis County for property taxes. Because this is a newly constructed home, the county has not previously assessed the home’s value. Therefore, there is no historical data for the property taxes and any estimates of property taxes are solely conjecture at this time. Property taxes for this home are expected to be released sometime in October, 2025. Based on similar homes in the area we estimate they will be between US $6,000 - US $9,000 annually.

Is the property in a Flood Zone?

No. FEMA has designated this property to be in “Zone X” meaning it is unlikely to flood over the next 30 years. 

Why are you giving the property away?

Texas Builders is a local small business founded in 2017 by a husband & wife team who have a passion for designing and building beautiful, energy-efficient, and affordable homes. The reality is that there are just not many people who can afford to buy a home right now. The current challenges in the economy have prevented many eager homebuyers from entering the market. We wanted to think outside the box and were actually inspired by another raffle just outside of Austin in the Texas Hill Country. We decided this would be a great opportunity to not just give away a home, but also be able to give back to the community that we have called home for so many years. As part of our initiative to provide a lucky individual the chance to own a new home, we will also be donating 10% of all ticket sales to the Central Texas Food Bank (CTFB). They are a wonderful local non-profit organization that supports more than 500,000 food-insecure families throughout Central Texas.

To make this possible, we've set a minimum number of entries to give us the funds to cover our investment in the property.

• If we reach this threshold, the winner will have the life-changing choice of either a brand new home in Austin, TX or a $300,000 cash alternative. The winner gets the deal of a lifetime, and we will have strengthened our capability to continue growing Texas Builders.
• If the minimum threshold isn't met, the property will not transfer. Instead, Raffall will award 50% of the ticket revenue as a cash prize to the winner. In this case, Texas Builders will receive up to 30% of the ticket revenue which will go towards covering marketing, property related expenses and maintenance while continuing to grow our business. And don’t worry, 10% will still go to the Central Texas Food Bank and the other 10% goes to Raffall for hosting the sweepstakes on their platform.

At its core, this initiative aims to provide the dream of homeownership for an individual that may not have otherwise been able while providing meaningful support to the CTFB’s noble mission of fighting hunger.

The winner will be announced on May 15, 2026.

What are the odds of winning?

Potential prize winners will be selected in a random drawing from all eligible entries. The odds of winning depend on the number of eligible entries received. The odds of winning can be determined by dividing the number of tickets held by you by the total number of tickets issued in the sweepstakes. TERMS & CONDITIONS

• The winner will be announced on May 15, 2026.
• After the winner is announced on May 15, 2026 and the minimum ticket threshold has been met, the winner will have until June 5, 2026 to enter into the Residential New Construction Contract or elect to receive the $300,000 prize. If the winner fails to enter into the Residential New Construction Contract by June 5, 2026, or at any time while the Property Prize is under contract the winner breaches or decides to terminate the Residential New Construction Contract, or if applicable laws prohibit the winner from acquiring an interest in the Property Prize, an election by the winner of the US$300,000 option in lieu of the Property Prize will be deemed to have occurred. It is anticipated that the closing of the Property Prize transaction will take place on or before June 15, 2026, at which point the property will formally transfer to the winner.  All closing and transfer fees will be paid by Austin Partners Group LLC and the winner will become the new owner of the house with no mortgage debts or costs to them. The owner will only be responsible for property taxes going forward once they take ownership of the house.
